Buying Property in Nigeria from Abroad: A Practical Guide

Living in the UK, US or South Africa and planning to buy at home? These steps keep your money and your property safe.

Buying property in Nigeria while you live abroad is very common, and it can be done safely if you follow a clear process. Most problems come from paying before checks are done, or from relying on one relative or contact to handle everything.

1. Decide what you want the property to do

Is it a family home, a holiday base, or an investment for rental income? The answer shapes the location. Areas close to good roads, schools and business districts rent faster and hold their value better.

2. Work with a registered company

Deal with an estate firm that has a physical office and a company registration number, and whose agents you can speak to directly. Ask for video walk-throughs and, where possible, have a trusted person visit the site in person.

3. Verify the title before any payment

Ask for the title document and have a lawyer run a search at the land registry. For land, confirm it is free from government acquisition and that the survey plan is genuine.

4. Pay into a company account, with documentation

Never pay into a personal account. Each payment should come with a receipt and, at the end, a signed Deed of Assignment or contract of sale.

5. Plan for the full cost

On top of the price, budget for legal fees, registration and Governor’s Consent, and survey costs if needed. Your agent should give you a clear breakdown before you commit. The mortgage calculator on each listing gives a starting estimate.

6. Think about management

If you will rent the property out, arrange property management from the start, covering tenant screening, rent collection and maintenance.
