FAQ
Frequently asked questions
Straight answers on fees, payments, documents and buying from abroad.
Fees and payments
+What is your agency fee?
Our standard agency fee is 10% of the property price, and it is negotiable. We confirm the fee with you before you commit.
+How do I pay for a property?
You can pay into the Barods Global company account, and we oversee the transaction until it closes. If you prefer to pay the seller directly, we ask that the payment goes through your lawyer.
+Will you ever ask me to pay into a personal account?
No. Our fee is invoiced only with Barods Global’s company bank details. If anyone asks you to pay a Barods fee into a personal account, call us on +234 802 228 8806 before you pay.
+Are property prices negotiable?
Prices are set by the property owners, but we can negotiate on your behalf where there is room to do so.
Buying from abroad
+I live outside Nigeria. Can I still buy?
Yes. Many of our clients live in the UK, US, Canada and South Africa. We do live video inspections, check the title documents, and keep you updated on WhatsApp, so you only travel when you want to.
+How do I inspect a property without travelling?
We do a live video call at a time that suits your time zone, or send you a recorded walkthrough. You can also send a lawyer, friend or family member to inspect with us.
+Can you handle my documents if I can’t be in Nigeria?
Yes. For clients who can’t do it themselves, especially diaspora clients, we coordinate title documentation such as C of O and Governor’s Consent applications through our trusted partners. Costs depend on the property, so we quote each case separately.
Titles and documents
+What documents should a property have?
Look for a Certificate of Occupancy (C of O) or Governor’s Consent, a registered survey plan, and a deed of assignment. We check these before any payment.
+How do I avoid land scams?
Never pay before the title has been checked. Confirm the survey plan with the state surveyor’s office and check that the land is not under government acquisition. We do these checks for every property we sell.
